Choosing flooring goes beyond colour and pattern. Large-format tiles and natural stone give a space a luxurious look, and both demand a much higher standard of installation.

The finish determines the lifespan

Two floors can use identical material and perform completely differently after three years. The difference is usually the finish and the substrate work underneath.

For hard flooring, what matters is the surface treatment and the grout or joint detailing. Poorly specified grout stains, cracks and dates a floor faster than the tile itself ever will.

For wood, the finish is the whole question. A factory-applied finish with multiple coats will take years of traffic. A thin site-applied coat on a busy hallway will show wear within the first year.

And underneath all of it, the screed. An uneven substrate produces hollow tiles, cracked joints and creaking boards regardless of how good the material was.

Matching material to room

Different rooms make different demands, and using the same material everywhere is rarely the right answer.

  • Entrance and majlis: high traffic and high visibility. Porcelain or natural stone with a hard-wearing finish
  • Bedrooms: comfort matters more than durability. Engineered wood or a softer finish
  • Kitchens and wet areas: slip resistance and water tolerance come first
  • Outdoor and semi-covered areas: thermal performance matters in Kuwait. Dark stone in direct sun becomes unusable in summer

Questions worth asking before you commit

  • What is the daily traffic in this specific room?
  • Will underfloor services or level changes affect the build-up height?
  • How does the material behave with the light this room actually gets?
  • What does maintenance look like in five years, and is the material still available if a section needs replacing?

That last question catches people out. Discontinued tiles turn a small repair into a full replacement.

Get it right once

Flooring is not where to save at the specification stage, because it is the hardest thing to revisit. The cost difference between an adequate specification and a good one is small next to the cost of doing it twice.

Send us your room dimensions and a photo of the space, and we will spec the material, the direction and the finish.
